A wavy subfloor can leave highly visible gaps beneath new skirting because the straight lower edge of the trim exposes changes in the finished floor plane. In Sydney renovations, the issue should be assessed before levelling, flooring and carpentry are completed. Minor variation may be manageable through careful fitting or scribing, but wider undulations usually need substrate correction rather than being hidden with excessive caulk, packing or distorted skirting.

Skirting is often treated as one of the final decorative components of a renovation. That can make the defect it exposes surprisingly expensive.

A concrete slab, timber subfloor or levelling layer may look acceptable when it is bare. A newly installed timber or hybrid floor may also appear reasonably even when viewed across an open room. Then a carpenter installs a long, straight length of painted skirting and a sequence of dark gaps appears beneath it.

The skirting has not necessarily created the problem. It has made an existing floor profile easier to see.

This is why floor levelling before new skirting should be approached as a project-interface issue rather than simply another finishing task. The substrate, floor covering, wall, skirting profile, painting sequence and final inspection all meet along the same perimeter line.

Elyment's existing analysis has considered adhesive residue around skirting and perimeter flooring handover. The problem here is different. Even with a perfectly clean perimeter, an uneven finished floor can make a new skirting installation look defective.

The Straight Line That Makes Floor Variation Obvious

A long skirting board creates a strong visual reference line. The human eye is particularly effective at noticing irregular shadows beneath straight architectural elements, especially where natural light runs across the floor.

Consider a living room where the finished floor rises slightly near one end of a wall, falls through the centre and rises again toward a doorway. Without skirting, the variation may be difficult to detect visually.

Once a long piece of skirting is fixed against the wall, several things can happen:


  • The trim touches the floor at the high points but leaves a visible opening over the low area.
  • The carpenter pushes the skirting downward to close one gap, causing the profile to bow.
  • One section is packed upward, creating inconsistent bottom and top lines.
  • A large bead of sealant is used to disguise the opening.
  • The skirting is individually scribed to the floor, increasing labour and changing the appearance of the profile.

None of those outcomes should automatically be treated as a carpentry problem.

The first question is what the finished floor was intended to achieve and whether the perimeter was included when the substrate was assessed.


Flat, Level And Visually Straight Are Different Requirements

Renovation discussions often use the words flat and level interchangeably. On site, they describe different conditions.

A floor can slope consistently across a room while remaining relatively flat. Conversely, a floor can begin and end at similar elevations but contain several localised peaks and depressions between those points.

For skirting, localised variation is particularly important because the trim follows the wall continuously. A depression extending several hundred millimetres or a metre along the perimeter may create a visible opening even though the overall room does not feel noticeably uneven underfoot.

This distinction also explains why simply specifying that a floor be "levelled" can be inadequate. The preparation team needs to understand what the next trade is trying to achieve.


The Perimeter Can Be Worse Than The Centre Of The Room

Open floor areas are relatively easy to survey with straightedges, lasers and other measurement methods. Perimeter zones can be less forgiving.

Historic adhesive, gripper holes, old patching, wall render, previous skirting, slab edges and demolition damage can all make the first section beside the wall materially different from the centre of the room.

It is also where larger floor preparation equipment has the least access.

The result can be a renovation where the main field of the floor has been prepared well, but the final 50 to 150 millimetres beside the wall still contains depressions or high spots.

Elyment has previously examined why strategic grinding can be more effective than raising an entire floor with additional levelling compound. The same logic can apply at skirting lines. A local perimeter ridge should not automatically force the surrounding floor upward if controlled correction of that ridge produces a better finished datum.

Why The Problem Often Appears Only At Final Fit-Off

The timing is one of the reasons skirting gaps generate disproportionate frustration.

By the time skirting is fitted, a typical Sydney renovation may already have completed:

  1. Flooring removal.
  2. Adhesive or residue removal.
  3. Concrete grinding or substrate repairs.
  4. Floor levelling.
  5. New floor installation.
  6. Wall repairs and painting.
  7. Joinery installation.
  8. Door and threshold adjustment.

Finding an unacceptable perimeter depression at that point creates poor options.

Rectifying the substrate may require disturbing an already installed floor. Removing recently fitted skirting may damage paint. Reworking floating flooring may affect expansion clearances. Glued flooring is even less forgiving.

A relatively small pre-installation correction can therefore become a multi-trade defect once the programme has moved beyond it.


When Scribing Is Good Carpentry And When It Is Hiding A Floor Problem

Scribing is a legitimate carpentry technique. Skirting can be carefully cut so its lower edge follows minor irregularities in the floor.

The important question is scale.

Small local adjustments are normal in renovation work, particularly in older Sydney houses where neither walls nor existing floors are perfectly uniform. Expecting a rigid building component to meet every existing surface without any fitting would be unrealistic.

The concern arises when scribing is being used to compensate for a significant floor depression that should have been identified during substrate preparation.

Excessive scribing can:


  • Reduce the visible height of the skirting in isolated areas.
  • Distort decorative profiles.
  • Increase labour across long runs.
  • Produce noticeably different bottom lines from room to room.
  • Complicate matching around door architraves and cabinetry.
  • Conceal a substrate problem that may also affect the floor covering itself.

The correct decision is therefore not "scribe or level" in isolation. The project team should determine whether the deviation is primarily an aesthetic interface issue or evidence that the floor preparation is outside the requirement established for the selected finish.

Caulk Should Not Become A Substitute For Substrate Preparation

A small flexible seal beneath painted skirting may be appropriate for certain finishing details. A large filler bead running through pronounced hollows is different.

Thick or inconsistent sealant can create:


  • A visibly wavy bottom edge.
  • Uneven paint absorption or gloss.
  • Dirt-catching joints.
  • Future cracking or separation.
  • Difficulty removing skirting without damaging flooring.
  • A handover dispute over whether the gap has actually been rectified.

The more material required to visually manufacture a straight junction, the more important it becomes to question why the junction was not geometrically coordinated earlier.


A Better Measurement Strategy Starts At The Walls

Floor surveys often concentrate on a grid through the centre of the space. When new skirting is part of the renovation, that survey should also consider the perimeter as a separate finish-critical zone.

A useful pre-levelling review can include:


  1. Establish the intended floor build-up.
  2. Record the proposed underlay, adhesive, flooring thickness and any levelling system before establishing the relevant finished floor datum.
  3. Map high and low zones through the main floor.
  4. This identifies the broader shape of the substrate rather than relying on isolated spot measurements.
  5. Measure the wall perimeter separately.
  6. Look specifically for dips, ridges, old patching and inaccessible edge conditions.
  7. Identify fixed interfaces.
  8. Door thresholds, balcony tracks, kitchen kickboards, stairs and adjoining tiles may limit how much the floor can reasonably be raised.
  9. Confirm the skirting strategy.
  10. Determine whether the skirting will sit directly on the completed floor, be scribed, incorporate a deliberate shadow detail or require another architectural junction.
  11. Correct the substrate before flooring installation.
  12. Grind controlling highs, repair local lows or apply the appropriate levelling system in accordance with the substrate and selected product.
  13. Verify before carpentry begins.
  14. The completed floor should be reviewed at the perimeter before new skirting is cut, painted and fixed.

The purpose is not to demand unnecessary levelling across every square metre. It is to direct preparation to locations where the finished architecture will expose the floor profile most clearly.


The Flooring Type Changes How Much Correction Is Practical

The correct response also depends on what is going over the substrate.


  • Engineered timberPerimeter consideration before skirting: Substrate requirements, adhesive system and final floor height should be confirmed before the trim line is locked in.
  • Hybrid or laminatePerimeter consideration before skirting: Floating construction and perimeter expansion requirements need to remain compatible with the skirting detail.

  • CarpetPerimeter consideration before skirting: The soft finish may disguise some variation, although the perimeter installation system still requires proper preparation.
  • Polished concretePerimeter consideration before skirting: The finished substrate itself becomes the visual surface, making edge repairs and grinding decisions particularly important.
  • MicrocementPerimeter consideration before skirting: The substrate and perimeter detailing need to be resolved before the thin decorative system is completed.

There is no useful universal instruction that every floor should simply receive more levelling compound. Material selection, product limits, substrate strength, moisture, movement, existing thresholds and overall finished-floor height all influence the correct method.

The Cost Decision Is Usually About Timing, Not Just Levelling Material

A small amount of perimeter correction can appear unnecessary when viewed only as a floor-preparation line item.

The financial comparison changes when the alternative is late-stage rectification.

A defect discovered after flooring and skirting installation may involve:


  • Carpenter return visits.
  • Removal and replacement of skirting.
  • Paint repairs.
  • Flooring removal or partial reinstatement.
  • Additional substrate preparation.
  • Replacement flooring where boards cannot be recovered.
  • Programme extension.
  • Delayed cleaning and handover.

This is why the cheapest floor-preparation quote is not necessarily the cheapest project-delivery outcome.

The relevant question is whether the scope has captured the areas that matter to the finished project.


Painter, Flooring Installer Or Carpenter: Who Owns The Gap?

Perimeter defects are particularly prone to responsibility disputes because several trades touch the same area.

The flooring contractor may argue that the floor was installed over the substrate provided. The levelling contractor may have worked to an agreed floor specification but not been asked to assess skirting interfaces. The carpenter may say the floor is outside what can reasonably be scribed. The painter may be left with a request to "fill the gap".

By then, the project is debating responsibility instead of solving the original geometry.

A clearer scope establishes responsibility before work begins:


  • Who measures the exposed substrate?
  • Who confirms the floor preparation requirement?
  • Is the perimeter included in the levelling assessment?
  • Who confirms the finished floor before skirting installation?
  • What degree of scribing is included in the carpentry scope?
  • What finishing gaps, if any, are intended to receive sealant?
  • Who signs off the junction before painting and final handover?

Older Sydney Properties Make The Interface More Difficult

Older housing stock can produce especially complicated perimeter conditions.

Federation houses, terraces, interwar apartments and repeatedly renovated homes may contain several generations of floor build-up. One wall may have been replastered. Another may retain original masonry. An old doorway may have been closed. Sections of slab or timber flooring may have been patched at different times.

When old flooring and skirting are removed, the exposed substrate can reveal:


  • Historic screed repairs.
  • Timber sheet overlays.
  • Adhesive ridges.
  • Gripper damage.
  • Old levelling compound.
  • Different slab pours between rooms.
  • Subfloor movement near external walls.
  • Irregular wall-to-floor junctions.

These conditions make a perimeter survey more valuable, not less. "It is an old house" explains why variation may exist. It does not decide how much variation should remain beneath a new premium finish.


Sydney Apartments Add A Strata Layer To The Decision

Apartments can make a seemingly small correction operationally more complex.

NSW Government strata guidance distinguishes between cosmetic, minor and major renovations, and scheme-specific by-laws can affect how renovation work is undertaken. Minor renovations can require owners-corporation approval, while individual schemes may impose additional conditions. Property owners should therefore check the relevant approval pathway before works begin.

In practice, floor preparation may also need to account for:


  • Permitted construction hours.
  • Lift bookings.
  • Common-area protection.
  • Noise restrictions.
  • Dust control.
  • Waste movement.
  • Flooring or acoustic by-laws.
  • Responsibility for the concrete slab or other common property.

NSW Government guidance notes that the owners corporation is generally responsible for common property, including the concrete floor slab, while individual responsibility can depend on the location and nature of the work. The strata plan and by-laws should be reviewed where the proposed preparation may affect common property.

This means a decision to grind a perimeter ridge in an apartment should not begin with a grinder. It begins by establishing what the substrate is, who is responsible for it and what work has been approved.


Grinding Concrete Introduces A Safety Obligation As Well

Where concrete grinding is required, the work is not simply a cosmetic correction.

SafeWork NSW identifies cutting and grinding of concrete and other silica-containing construction materials as activities capable of generating respirable crystalline silica dust. Appropriate risk controls, work methods, extraction or wet-control techniques and respiratory protection may therefore be required depending on the work.

In an occupied apartment building or finished renovation, dust containment also has practical implications for neighbouring lots, cabinetry, recently painted walls, HVAC systems and common areas.

The best programme is therefore the one that identifies necessary grinding before delicate finishes are installed.


NSW Standards Should Be Applied To The Actual Scope

Not every visible skirting gap is automatically evidence of a statutory building defect.

The NSW Government describes the NSW Guide to Standards and Tolerances as a general reference for assessing building work and expressly notes that it does not replace the Building Code of Australia or relevant Australian Standards.

That distinction is important.

A project should not invent a universal floor tolerance simply because a trim gap looks unattractive. The relevant assessment may depend on the building contract, approved drawings, product installation instructions, applicable standards, substrate system and the finish quality that was specified.

A more defensible approach is to document:


  • The existing substrate condition.
  • The specified floor finish.
  • The preparation requirements of that system.
  • The intended architectural perimeter detail.
  • Measured departures before correction.
  • The agreed rectification method.
  • The final condition before handover.

The Finished-Floor Datum Can Affect More Than Skirting

Raising or lowering a floor to improve one perimeter line can affect other interfaces.

Door clearances, balcony tracks, stairs, adjoining tiles, kitchen kickboards and fixed joinery may all depend on the final floor elevation.

For the same reason, the instruction "level the floor so the skirting has no gap" can be too simplistic. Correcting a local low area may be appropriate. Raising an entire room without checking every other fixed interface may simply move the defect somewhere else.

On a renovation where the perimeter finish matters, a controlled sequence can prevent most late-stage surprises.

The key hold point sits between substrate preparation and final carpentry. Once new skirting has been cut, fixed, filled and painted, changing the floor beneath it becomes substantially more disruptive.


What Property Owners Should Ask Before Approving The Levelling Scope

Owners do not need to become floor-survey specialists. They do need a scope that answers the right questions.

  • Has the floor been checked at the perimeter as well as through the centre?
  • Which high and low areas are expected to remain after preparation?
  • Will the new skirting sit directly on the finished floor?
  • Is scribing expected, and how much is considered normal?
  • Will grinding be required close to walls?
  • Could additional levelling affect doors, stairs or thresholds?
  • Who checks the floor before the carpenter installs the skirting?
  • In a strata property, has the flooring work and substrate intervention been approved where required?

These questions turn an aesthetic concern into a manageable construction sequence.


The Better Outcome Is Not A Perfectly Horizontal Floor

The objective in many renovation projects is not to transform an existing building into a mathematically perfect plane at any cost.

The objective is to create a substrate suitable for the selected flooring while coordinating the visible and functional interfaces around it.

That may involve:


  • Grinding one controlling ridge.
  • Patching several perimeter depressions.
  • Using a levelling compound across a larger zone.
  • Accepting a consistent existing slope.
  • Scribing minor residual variation.
  • Redesigning a trim junction where the existing building cannot reasonably be corrected further.

The right option is the one that produces a controlled whole-of-project result rather than solving one line item in isolation.


Skirting Is A Finish, But It Is Also A Diagnostic Line

New skirting can make a wavy Sydney floor suddenly look worse because its straight lower edge exposes variation that was previously difficult to see.

The practical response is not automatically more levelling compound, more caulk or more carpentry. The floor profile should be measured, the perimeter assessed, the finished-floor datum coordinated with doors and adjoining construction, and the required correction completed before the renovation reaches final fit-off.

Minor residual variation can often be managed through skilled carpentry. Significant depressions should not be handed to the skirting installer as a cosmetic problem if they were reasonably identifiable during floor preparation.

In a well-sequenced renovation, the skirting should confirm that the floor, wall and finish strategy have been coordinated. It should not be the first component to reveal that they were not.
