The Real Risk Sits at the Paint and Plasterboard Joint

The fixing system matters.

Lightly pinned trim may release relatively cleanly. Skirting installed with extensive construction adhesive can behave differently because the adhesive may bond more strongly to the plasterboard paper than the paper is bonded to the board beneath.

Preserving the Skirting Is Not Always the Cheapest Decision

Owners understandably want recently installed skirting preserved.

Sometimes that is practical. Sometimes attempting to save every length creates more labour and greater wall-damage exposure than controlled removal followed by selective replacement.

The commercial comparison should consider more than the purchase price of new trim.

  • How many metres need to be removed?
  • Is the profile readily available?
  • Can individual lengths be removed without breaking?
  • How much paint rectification will be needed regardless?
  • Will the existing skirting sit at the correct height above the new floor?
  • Does the final flooring need an expansion perimeter that will later be concealed?
  • Will salvaged pieces require nail-hole filling and repainting?
  • Would attempting preservation slow the overall flooring programme?

A preservation decision that ignores those downstream stages can produce a false saving.


New Flooring Height Can Make the Existing Skirting Position Wrong Anyway

The most important sequencing issue may only become apparent after the carpet is removed.

Carpet and underlay create a particular floor build-up. Engineered timber, hybrid flooring, vinyl plank, laminate, tile, microcement or another replacement system may create a different one.

The substrate may also require scraping, patching, concrete grinding or floor levelling before the new finish is installed.

If the skirting was installed to suit the old carpet height, preserving its exact existing position can create an awkward junction with the new finished floor.
